One of the newest and popular neighborhoods to Forster Ranch is called "The Reserves." The Reserves is segmented into four different communities: "Reserve East," "Reserve West," "Reserve North," and "Reserve South." Most of these San Clemente homes offer some type of ocean and valley views and is boasted to be the best values in all of San Clemente.
Marblehead
Most of the homes in the Marblehead area are located in gated communities. A lot of the homes in this area have ocean views. Two of the most popular neighborhoods in this area are "The Crest" and, "Highland Light Estates," where both neighborhoods offer coastal views and welcoming, open, home designs. Marblehead is one of the best areas in San Clemente to look for a home, without the high prices that are typically associated with these kinds of neighborhoods.
Talega of San Clemente
Talega is an area that was newly built in 1999. This area of San Clemente has over 40 neighborhoods and is large enough to be a city on its own. You are bound to find something in this area as there are a large variety of single-family homes and condominiums to fit most price ranges here. The price of condos typically start around $500,000 for a 2-3 bedroom; whereas, single-family homes typically start around $600,000 for a 3-4 bedroom home. The best purchases in this area are the homes that were built within the last 15 years and still have the look and feel of a brand new home. Talega is only located 5-10 minutes from the beach.
Rancho San Clemente
Many of the homes in the Rancho San Clemente area offer great views of the ocean and the cool breeze that comes up the valley. The homes here are more affordable with a large variety of housing to select from. There are both starter (condominiums) and mid-level (expansive Spanish-style) homes to explore your options. The renowned Rancho San Clemente tennis club is also located in this area. With condominium prices starting at $200K, to the $400K range for single-family homes, this area is a great place to start as it might be a good value for your money.
San Clemente Central
San Clemente Central is known as the downtown area of San Clemente, where the San Clemente pier and Avenida del Mar is located. This area offer's everything from ocean view to ocean front condos, single-family homes, and mixed in with many multi-unit dwellings.
San Clemente North
San Clemente North has an even blend of single-family homes and condos for sale. Most of the homes in this area were made in the 1960s and 1970s as vacation homes. "Buena Vista" is an oceanfront street which offers breathtaking oceanfront views. A well-known community in the San Clemente North area is the beach close community "Shorecliffs." Another remarkable area is the gated community "Sea Pointe Estates." Sea Pointe Estates offers ocean views with over 3,000 square feet of living space.
San Clemente Southeast
San Clemente Southeast area is most certainly one of the best-kept secrets in San Clemente. Although the walking distance to the beach will take a bit longer than the other areas mentioned above, the advantage to homes in this area is that a lot of them capture great ocean views and typically have larger lots. Some of the main gated communities in the area are: "Mariners Point," "Sea Ridge Estates," and "Presidential Heights I & II," where home prices start from $500,000 and to high as $3M.
San Clemente Southwest
San Clemente Southwest area is one of the most affluent areas to own a home due to the close proximity of the main beaches in the city; for example, T-Street Beach, Riviera Beach, Lost Winds, and Trestles Surf Beach just to name a few. The homes that are sold here are primarily custom single-family homes; but, there are a few condos to select from. Some of the gated communities in this area are: "Cyprus Shore," "Cyprus Cove," "Cotton Point Estates," and "The Breakers." Homes in these communities start from the $1M range and go as high as $75M.
